Tell her to rent a storage unit. A garage full of stuff will impact negatively on your ability to sell and on an appraisal value for the potential buyer.

Tell her get it out by the last day she lives there. You have been more than generous giving her low rent but don’t owe her anything. Having the garage have anything in it will make the place look cluttered and she can’t leave it there after the sale anyhow.

The stuff needs to go. It will make it look smaller that it actually is, thus could impact a buyer’s decision. Most buyers want to walk into every room to get a feel for the layout and space. A garage is no different especially to men.
So get a storage space and although you should not have to pay for it, do it if you have to because it will make a difference.
Hope you sell it quick!

I didn’t think much of garages earlier but now that I am selling my place, I see how important it is. I had it filled with my own junk (not to the brim but it did hide a lot of the potential). I spent days going through it all and tidying up the space. Now when people come in they always remark positively about the garage. It makes a huge difference when people see all the storage capacity and it is definitely a selling point.
Your sister could store her stuff in public storage for relatively cheap – probably $100/month depending on the size she needs. If she is saving so much money living with a roommate, she could afford paying for it.

Your question sounds fair and it’s nice that you are considering her feelings to some degree. As for your storage question, I absolutely agree with the others that your sister should store her items outside of the garage. Potential buyers will not want to see a full garage when trying to decide if it will be sufficient to their needs.
Others have suggested that she get a self-storage unit until she can move to her new place. While this is a great idea, a more convenient option is to get portable storage. You can rent a 45 foot trailer that comes to your home and you can load it at the curb. Then the company will drive the unit to their site and store it there until you need it again at the next location. This is nice because then you don’t have to rent a truck and move the items to and in and out of the storage unit.
