I Asked This Q? Before, It Was @2am E.t Maybe Now I Get More Responses Is This Foreclosure Home A Good Deal?

The house is a very desirable neighborhood, sits on over two acres of land, mature trees, the houses in entire subdivision were built in the late 70s and 80s and they all have their own unique architecture, it has a long winding driveway that leads to the house, it has a grand entrance, these houses sell for 200k to 500k (for the state of Georgia) The house was for sale early this year for about 255k, I’ve being watching it and it went on foreclosure in march first for 155k and now they are down to 137k, I went to check it ou t w/ a friends that knows about home improvements and he said that I would need about 15k to get it in good condition (he said in mostly cosmetics)it needs new carpets upstairs, downstairs is wood floors, the kitchen is updated w/ beautiful cabinets, but the toilets got to go. One is missing!!! It needs four of them, It needs 8 new ceiling fans, (is a big house)there are no visible signs of problems with the roof ,water damage or leaks…

Do You Think It Is Wrong That His Parents Charge Us Rent?

Me and my partner had to move out of a rented house in February this year as the landlady wanted to move in so we thought it would be a good time to look to buy somewhere. We have no savings for a deposit and would never be able to save for one so we have bought one in the shared equity scheme. It is a new build so whilst we were waiting for it to be built we had to rent somewhere but as it was only going to be for 4 months we asked my partner’s parents if we could rent a house they have for sale that is empty and have no mortgage on it. They said we could for £400 a month. The house was filthy when we moved in so had a lot of cleaning to do, We are struggling for money to pay for carpets etc in the new house and my mum has given us £1000 (£500 was used as the commitment fee on the house) yet they are taking money off us.
We are meant to move the day we are meant to pay the final month’s rent as we didnt start paying until we had been there 3 weeks but there’s no way we can pay £400 rent and a first month’s mortgage in one month so I’ve no idea how they will take that.
Do you think they should have been charging us rent for the 4 months we have been there?

Going To Sell My Rental House, Sister Is A Tenant And She Wants To Move – Storage Question.?

Sister has been renting my rental house for $500 below market rental value for four years. She wants to move out and save even more money by sharing an apartment with someone. This will cause me to sell the house asap. I plan to clean, shampoo carpets and paint and sell the house empty. She wants to store her stuff in the garage (filled to the very top – all the way full). I think it will hurt the sale to have that in the garage and want her to seek storage, on her own, for her stuff. What do you think?

Had Linoleum Installed, But Carpet Was Not Tacked Down At Transition, Help.?

OK we are buying a house through a private sale through a friend who is a real estate agent. The house was a rental before and when moving out they accidentally ruined the laundry room floor, so the owner was having that redone. We inquired about having the carpet removed from the dining room and replaced with linoleum at the same time, we were quoted a price which would include also doing the entry way since there would be just enough flooring leftover from the sheet anyway. They came in and pulled the carpet and decided the sub-floor needed to be sanded and a hole needed to be filled. So we went and sanded the sub-floor and filled the hole ourselves so they could complete the job today. I went out there tonight to take a peek (I have keys already even though its still in escrow) and while the linoleum looks wonderful I noticed a problem. The carpet edges where the carpet meets the linoleum have not been tacked down, they are still completely loose but the transition strips at the edges have been installed. The molding around the edge of the dining room and laundry room also has not been put back on. The home inspector is coming and this stuff needs to be done so we can close. So my question is this….
Is there a valid reason a flooring installer would leave the finishing undone like this? I will talk to him tomorrow and its possible they just planned to finish tomorrow, but why put the transition strips down without affixing the carpet to them? Is it possible that the quoted price did not include putting stuff back and tacking the carpet where it meets the linoleum? I honestly don’t see how that could work. My husband is a mechanic and often has to remove parts to get to the broken part… it would be UNHEARD of for him to just leave those parts off after fixing the part he is fixing. The cost of removing things and putting them back is included in the quoted price… shouldn’t it be the same for flooring? Any idea about this?

Can Someone Give Me Good Advise About Renting Out Our Excellent Condition House?

We could not sell our home 3 years ago and decided to rent it out.We got about 100 people that wanted it.Out main interest was their credit check.Both husband and wife were employed and could easily afford to rent it.They gave us a security deposit and w thought we were all set.The house was in move in condition.They stopped paying rent 2 month ago, moved out and left us with over $4,000 in repairs, carpeting was shot, holes in walls, etc.btw they had 5 kids and a dog.There are so many homes for sale in the area going for less then what we paid for it.Sigh, we are thinking about, sigh, renting it out again.We learned a lot about people, but we don’t want to see the house destroyed to that condition again.Can we insist on monthly inspections?Insist on only 2 children, or is that discrimination?

Does Anyone Else Who Rents A House Gets Frustrated By Their Real Estate?

Our rent’s always on time,we have made improvements to the house and garden (eg: garden beds,garden path, cubby house,carpeted top stair and made minor repairs)yet when we want something repaired it takes them months to get around to it.at the moment our shower exhaust fan is out of action ( think: mould and peeling paint) and we have requested a stair rail as 3 people have fallen down our slippery stairs already.the real estate rep keeps saying that they are in the process of getting quotes.
in our first rental it was so bad there was a cracked pipe which leaked water everywhere, they went as far as saying it was our brandnew washing machine which was the problem, THEN the owner couldn’t afford the repairbill and put the house up for sale (yes and they even tried to sell the house to us!)
on the flip side i have a mate who owns an investment property managed by an agency.the rent is always late,she’s had to make numerous major repairs yet she’s not able to evict her tenants.

Are Tiny Carpet Particles In The Air Dangerous To My Lungs?

I had new carpet put into my entire house (nylon and polyester), at the end the installer told me his vacuum is broken so I need to vacuum up the carpet particles. I have been vacuuming the past 8 weeks 2- 3 times a week and my vacuum cleaner was plugged several times with tiny-tiny carpet pieces, they can invisible fly in the air like dust. Anyway I am worried that my family is breathing these particles in for several weeks now. What should I do? Do you think it is dangerous or I am over reacting?

Can I Afford To Buy A Single Family Home In Northern Virginia?

I currently have a 1 bed 1 bath condo in northern va (lakefront/hardwood floor throughout): mortgage $137,695, purchase price in 2005 was $321,000, currently assessed at $253,850. My development now is full of bank owned/short sale condos so prices are going down. A comp same model condo is asking $259,000 but no lakefront and carpeted, otherwise all same upgrades as me. Single family homes in a good neighborhoods as low as $449,000 and up to $500,000′s is what I’m looking at (prices not seen here in a while). Me: gross income: $71,000, take home (net) a month: $3,168, liquid cash $8,000, no debt other than my mortgage (pay credit card in full each month and own my car), credit rating is excellent and I am a conservative guy by nature. I was planning on selling condo with hope of pulling out $100,000 to put into new place. Can I afford to buy a single family home on my own with these numbers and situation? Thanks.
