Landlord Question About Leaving The Property?
My tenent has rented my house now for almost a year. I initially rented it as a 6 month tenancy agreement because I planned to sell it after repairing it after the previous tenents wrecked it.
I basically did it as a favour and rather it go empty I thought it easier to have someone in it basically paying the mortgage.
It is a 17 (now 18) year old single mum. A while ago I put it up for sale and she started looking for somewhere else to move to and asked for her bond money back (1 months rent) which I told her she would have to repair things that had been broken or damaged etc inside the house while she was living there to the standard when she moved in. Bearing in mind its had new carpets throughout and has been completely redecorated for her with no cash of hers. She then refused one of the repairs in particular which was the kitchen floor. When she moved in her washer broke and flooded the kitchen floor and I basically went out and called an (emergency) plumber out to fix it and she never paid him I had to. Now when she refused to go half cost on the repair of the floor (bearing in mind I volunteered to buy the flooring which I have and is currently paid for awaiting fitting) she on the other hand went to the citizens advice then threatened to take me to court. I suspect it was for non payment of bond (which I never refused to pay her in the first place) but no wanting the hassle and\or court costs over about £100 worth of repairs I told her to forget about it. I served her notice when she threatened to take me to court (which was back in October) and when I said I’d pay the flooring costs I also said that if she hasn’t found anywhere to move to she could stay on a monthly periodic tenancy month on month basis (bearing in mind I still wanted to sell). Which she agreed to and has now lived there up until yesterday.
So yesterday she called me and said she was moving out in the next 10 days. Which I replied and said I need a months notice (like I gave her). She then argued that because I’d served her notice she didn’t have to give any (obviously just because it suits her needs) and that because she didn’t have a current tenancy agreement that she didn’t need to abide by the notice period. She also asked (again) for her bond money before she moved out to which I replied no you get it after you move out. She then said she’s going to citizens advice (again) and she’d get back to me.
So my questions are, am I in the right here or what? I’ve been nothing but nice to this tenant and all she’s done is cost me money and harassed me on the phone (I initially had her aunty call me and start arguing and shouting at me down the phone when she couldn’t get her own way about the repairs then her mother started texting me swearing and threatening me with court etc) and now just this weekend I’ve had 2 calls off her yesterday and 1 today and also her dad calling me arguing her case!!!
Also my final questions is I can see whats coming next it’ll be the advice of a parent or relative who’ll say (yet again) to threaten me with court to get her own way.. Which I’m beginning to get annoyed with to the point where I feel like saying okay lets go to court and I’ll be filing for harassment at the same time.
NB: She also never pays her rent on time and is always late she owes me money from last month even now!

Need To Write Contract For Fha 203k Realtor And Lender Seem To Have No Clue?
found a great home, short sale already approved and contract fell through, turns out they have until tomorrow to get a new contract submit.i want to submit but inside needs a bit of work, new carpeting, painting, appliances, fumigation, remodel bathrooms.possibly turn master bedroom half bath into full bath if possible (that’s the one biggie). how does 203k streamline work? does pre-approval letter need to include renovation amount? say i offer 200k and need 20k to renovate, does preapproval letter sent to bank need to state 220k?realtor and loan officer/broker both seem clueless on this.can i do 203k streamline or doe sit have to be traditional 203k?
Can Yards Be Converted To Square Feet?
The Carpet installer advertised that he would install 2 rooms of carpet equalling 25 sq. feet for $299.00. He provided me with an estimate, but when he measured the area, he provided me with yards (67) and not sq. feet, but after he was through my bill was $895.00. I know that I should have asked him, but I did not think about it until he left.

I remember a scene with a man getting hit over the head with a hammer and knocked inside a casket at a funeral home. I also can recall a scene at a house that was for sale in which a women gets killed and her body is wrapped in the sheets that are on the floor to protect the carpeting. I purchased a house in california with my long term girlfriend, 2 months after moving in she decided to leave me, & move out. We borrowed about $15k from my father to be repayed by both of us, she & I verbally agreed to repay the debt to him, I also provided several thousand of my own money, she provided zero cash, but picked out all items that went into the remodel, carpet, paint, bathrooms etc… We took out a second on the house a month into it to consolidate debt & her name is also on that. I am waiting for her to sign the quit deed. Can she force me to sell? I talked to a lawyer & he said no.
I Want To Back Out Of Contract On A Short Sale Days Before Closing Due To Issues With House Structure.?
Over the last couple of weeks, I noticed that the sunroom of the house I am purchasing has been developing alot of condensation; then twice last week – ice had formed on all the windows. Carpet inside is damp and room is musty. I also discovered that the heating bills in this house were $350 per month which meant that they were heating not only their house, but the sunroom in order to keep the condensation/ice from forming. I was told by my agent that the heat for the home would only run me around $150.00 dollars. This creates alot of problems for me: I was not budgeting for a $350 heating bill; this room needs serious renovation to make it a livable room – another unplanned expense. I investigated sunrooms and they should not have condensation/ice. The room defects were not apparent at the time of the inspection nor were any problems with the room disclosed in the contract. I want to back out of this contract. What am I looking at here? Deposit loss; being sued; forced to buy?
What Color Shoud I Paint My Living Room Walls If The Carpeting Is Dark Green?
I’m buying a condo with green carpeting which is new, so there’s no need to replace. The dining room/kitchen area has brand new green marble tiling which looks beautiful. I’d like to repaint the walls which is currently a very light shade of green. What would be a tasteful color to paint it to compliment the carpeting/tiling?
Renting A House Asked To Leave?
Thisis a long but true story. Please give honest and intelligent answers. We were living in a trailer (myself and two young sons) The trailer was older and kind of falling apart. We asked our church family for posible help with roof repairs. A memeber of our church called a few times and asked if we wanted to rent a home he had for sale. The deal was he did not think the home would sell soon and we could stay there till it sold and would be given two months or so after the sale. I was not sure but he did call a few times and kept asking about it. He knew we had no money to speak of and we could not put down a deposit and he knew I was a single mom with two boys. We eventually agreed to the deal and moved into the house along with our older black lab. We were there for two years and six months never ever was late on the rent! We tried to maintain it and keep it clean. My boys, I will admit left there bikes in the yard and did minor damage to their screen window.(in their room). We always mowed the lawn but when thegas prices spiked a while ago we could not mow the lawn as much we used to. He called us out of the blue one day and said we were not mantaining his propertyand we had two months to get out. It was almost the end of the month so we had three days to get out so we could put deposit money and rent on a new place. He knew i did not have a pot to pee in. The home is not sold and I felt like great behaviour for a christian in our church. after, I found out he sold his own home and his whole intent was to move into our smaller place after his sold his other place. His wife is part of a very small bible study group that I used to attend. I feel humiliated because after we left she claims we caused $1,000 of dollars worth of damage to the home. Not true. We could not afford steam clean carpets and that sort of thing but we cleaned the best we could and left before the beginning of the month rent was paid up!! I’m I wrong feeling kind of mad and betrayed……

I have really decided to give out the house as a result of my transfer to London ( UK)…..No awesome credit.. The house is not under any property management, I have withdraw my house from their listings…and I am taking charge of my house personally as the landlord, that was the reason why the house rent is low, because there is no broker fee attached to it, and I am renting it out for a good family that will take care of my house not just a wealthy family..
I will be giving out the house for $600 with a security deposit of $900. I need to inform you as well that money is not the major reason why I am renting it out but want someone who can take care of it as if he/she owns it. So let me know as soon as possible if you can take good care of it, so that we can discuss the rent further. Pets are allowed.
We initially wanted to sale the house but we changed our minds and decided to rent it out because the economy is bad and it has also affected the housing market. We might decide to sale in the future but for now we are just renting it out.
The keys are with me and there is nobody of mine that can show you the inside of the house. I hope the pictures I sent to you, can give you the ideal inside of the house. The keys will be sent to you, if you are ready to rent the house and on the condition that the security deposit has been paid.
After receiving the keys and you are not okay with the house, your money is refundable, and our keys should not spent upto 2days with you, before posting it back to us, otherwise, we will agree that you are okay with the house.

First thing is a house like this generally goes for around $1,100/mo to rent.
Second he is in another country
Third he has no one here to show the house and wants the deposit sent in order to get the keys sent.
If it is legitimate I would love to rent it but it seems strange to me. Is there anyway to make sure I dont get a $900 deposit stolen from me and never receiver keys, or move into a home that is about to be forclosed on or something? thanks

my family is having a hard time selling our house. it’s been up for sale since January. My mom took it off the market in May to have the basement completely redone since that was causing problems. last year we got a new roof, new gutters, new hardwood floors, new carpeting in 2 bedrooms, some new windows, the bathroom was completely refinished…
so we pretty much renovated the place. Once we had the basement done we put it back up for sale. Nothing. So we dropped the price by almost $6,000, nothing. so we dropped it another 5… nothing.
so my mom was talking about this place called webuyuglyhouses.com and having them come in to take a peek at our situation.
